Overview

Our team is developing 13-17 Allen Street (Lumina), a 40-unit new-construction residential project, which previously consisted of two residential structures scheduled for demolition. Lumina has been designed as a LEED Platinum certifiable, Passive House ready building, participating in the MassSave Passive House Incentive Program. The project is on track to meet all Passive House requirements through the PHIUS+ Core 2021 program and will be entirely electric. The proposed type V-A structure has a 7,069 square foot floorplate, with a gross floor area of 35,785 across five total floors. The green units include thirty-six 1-bed, two 2-bed, and two 3-bed units, with eight affordable units. Lumina is located within a ¼ mile transit zone and will provide twenty long-term bicycle parking spaces.
