[Somerville, MA] — [1/22/23] — A new 40-unit residential development, Lumina, is set to be constructed at 13-17 Allen Street in the Union Square neighborhood. This exciting project aims to bring sustainable, eco-friendly living spaces to the area, with a focus on energy efficiency and Passive House design principles.
The site currently features two residential structures scheduled for demolition, with the necessary permits already secured. The location is within the Urban Residential (UR) Zoning District and in close proximity to Phase 1 of the D2 parcel of the Union Square Master Development.
Lumina is designed to be a LEED Platinum certifiable building, adhering to Passive House standards. The project is participating in the MassSave Passive House Incentive Program and has already received first and second-round comments from PHIUS. Scott Farbman of Data Based Plus, a Certified Passive House Consultant, is part of the design team.
Following a Feasibility Study and Energy Charrette, it has been determined that Lumina’s design meets the necessary requirements for airtightness, envelope R-values, and HVAC and window systems to qualify for Passive House Certification. The project is on track to meet all Passive House requirements through the PHIUS+ Core 2021 program and will be entirely electric.
The proposed type V-A structure features a 7,069 square foot floorplate with a Gross Floor Area of 35,785 square feet across five total floors. The development will include a mix of thirty-six (36) 1-Bed, two (2) 2-Bed, and two (2) 3-Bed units, with eight (8) Affordable Units provided.
In line with its sustainable ethos, Lumina will offer twenty (20) long-term bicycle parking spaces and no vehicular parking spaces. The development conforms to all dimensional requirements and regulations set forth in the Urban Residential Apartment Building type.
