Our team acquired two unique properties on Green Street in Boston, MA, collectively comprising 150 single-occupancy rooms and 1 commercial space, all ideally located near the Orange Line MBTA train station. One of these properties, a rare gem and one of the city’s few remaining rooming houses, had 87 single-occupancy rooms and the commercial space. The other, a historical building that was formerly a hotel, accounted for the remaining 63 rooms. Rooming houses are one of the most management-intensive asset classes, necessitating a strong emphasis on interior revitalization and tenant base stabilization.
We undertook extensive renovations on both properties, using durable and cost-effective materials, successfully turning them into high-performing and profitable assets. Given the substantial commuter demand in the area and the rarity of such rooming houses, we are contemplating converting both properties into Airbnbs to further capitalize on their prime locations.
