The Waverly St property faced challenges related to outdated infrastructure and suboptimal tenant conditions. Our investment strategy aimed to modernize the building, maximize rental income, and ensure tenant satisfaction. Key actions included replacing the single heating oil system with individual gas heating systems and separate utility meters, adding an extra bathroom to each unit, strategically relocating tenants during renovations, and legalizing and renovating basement units to increase the total number of units from 12 to 14.
